15 11th Street Apartments & Retail Space

An infill project, 15 11th Street is a three story structure with retail on the street level and apartments above. A complicated site, due to its small footprint, the design efficiently allows for two apartments on each level. The apartments have a separate entrance to the street and access from the adjacent parking structure. All apartments have balconies that either face 11th Street, or a private courtyard on the north side of the building. The owner desired a design and palette consistent with 19th century buildings located nearby in the area.
